The Grid Condos is a new mixed-used condominium development by CentreCourt Developments currently in pre-construction at 175-191 Dundas Street East in Toronto, Ontario with a proposed 47 storey building and 528 residential units located right by Ryerson University.
The Grid Condos is a proposed 47 storey mixed-used building with retail uses at grade level and residential uses above. This new project development consists of a 4-storey base with a 43-storey tower above with a total height of 141.9 metres excluding mechanical located in downtown Toronto by Dundas and Jarvis. The building itself is located east of Jarvis Street and south of Dundas Street East. All current existing rental dwelling units and rooming houses on site are proposed to be demolished in order to allow for this new proposed development by CentreCourt Developments.
The Grid Condominiums is proposed to have 528 dwelling units of which 67% or 352 will be one-bedroom units, 25% or 133 will be two-bedroom units and 8% or 43 will be three-bedroom units. Total gross floor area is 34,551 square metres. Retail is proposed at ground level with 186 square metres. There are 80 vehicle parking spaces proposed in 3 levels of underground parking of which 78 are for the residents of the building and 2 are car share spaces. There are also 535 bicycle parking spaces proposed of which 475 are for the residents, 53 are for visitors and 7 are for retail. Access to parking is proposed off Jarvis Street.
The proposal consists of 4.0 square metres per unit of indoor and outdoor amenity space. Thus, 1,500 square metres of indoor amenity space and 620 square metres of outdoor amenity space are proposed.
